Brooklyn high rise goes geothermal

USA: A geothermal heat pump system to be employed in a new development in New York is thought to be the largest high-rise residential geo-exchange system in the USA.

Situated on a 2.6-acre site on Brooklyn’s waterfront, 1 Java Street will be comprised of five interconnected buildings, including a 37-storey and a 20-storey tower. Based on square footage, building height, the 834 residential units and number of boreholes, the geothermal system will be the largest multifamily project in New York State. It is believed to be the largest high-rise residential geoexchange system in the country.

The geothermal system at 1 Java Street is a vertical closed loop system comprised of 320 boreholes located beneath the building. It is designed to provide all the space heating, water heating and cooling for the project. In addition, 1 Java Street will be fully electric, with all, cooking, clothes drying and other functions performed by electric appliances and building systems.

The property will also feature nearly 13,000ft2 (1200m2) of retail space. It will target a range of initiatives including LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification and Energy Star Certification.

Developer Lendlease, a leading global real estate and investment management group, and joint venture partner Aware Super, one of Australia’s largest superannuation funds, has received $4m in support from the New York State Energy Research and Development Authority (NYSERDA).

The project is scheduled to be completed in late 2025.
